What it covers
What commercial property actually pays for.
Commercial property covers your building if you own it, your business personal property inside it, meaning equipment, inventory, furniture, and electronics, and your tenant improvements if you lease. Most businesses should also carry business income coverage, which replaces the revenue you lose while you cannot operate and pays the extra expenses of getting back up. In a serious loss, that is often the coverage that saves the business.
Two settings matter more than the premium. Replacement cost pays what it takes to rebuild or replace today; actual cash value subtracts depreciation and leaves you short. And the coinsurance clause requires you to insure to a stated percentage of full value, usually 80 or 90 percent. If you are underinsured, the carrier reduces your payout proportionally even on a small claim. That penalty catches people who have not updated their limits in years.
What it does not cover: flood and earthquake are separate policies, not endorsements you can assume are there. Ordinary wear, deterioration, and maintenance are excluded. Employee theft belongs on a crime policy. Your vehicles belong on commercial auto. Cyber-driven losses belong on a cyber policy.
