The city covers 10.32 square miles with 69,657 residents at the 2020 census, and its employer list reads like a cross section of the I-270 corridor. According to the city's 2020 annual financial report, the largest employers are AstraZeneca, formerly MedImmune, at roughly 4,000 employees, the National Institute of Standards and Technology at 2,798, Leidos at 1,515, Asbury Methodist Village at 771, and Hughes Network Systems at 729.
In November 2025 AstraZeneca announced a $2 billion clinical manufacturing facility in Gaithersburg, adding 100 jobs and retaining 400 more, with roughly 1,000 construction positions during the build and full operation projected for 2029. For anyone in the trades, that is the most consequential thing happening in this city. A project at that scale pulls subcontractors in from across the region and tightens the insurance requirements on everyone in the chain.
Those requirements are where jobs get delayed or lost. The general contractor will specify limits, additional insured status on a primary and noncontributory basis, and usually a waiver of subrogation. If your certificate does not read the way the spec reads, you do not start. And if your umbrella is sized for the work you were doing three years ago, you may not qualify to bid at all.
