Arlington changed fast. Your contracts changed with it.

Arlington's commercial base rebuilt itself around National Landing. Amazon committed more than $2 billion to a second headquarters here, roughly 5.2 million square feet across Metropolitan Park and PenPlace, against a target of 25,000 jobs. The site currently employs about 8,500 people, and Amazon added no qualifying jobs during 2025, moving its own confidence in the 25,000 target from high to moderate. Metropolitan Park alone has capacity for around 12,000.

That matters to you whether or not you have anything to do with Amazon. When an anchor of that size slows down, the businesses built around it feel it in revenue first, and revenue is what most commercial policies are rated on. A business income limit set during a 30 percent growth year is the wrong limit in a flat one, and a workers compensation payroll estimate that no longer matches reality turns into an audit bill you did not budget for.

The other Arlington story is contracts. Between the Pentagon, the agencies along the Rosslyn to Ballston corridor, and the primes in Crystal City, a very large share of Arlington businesses sit somewhere in a federal supply chain. Those agreements carry flow-down insurance provisions, and they are typically stricter than commercial ones: specified limits, additional insured on a primary and noncontributory basis, waiver of subrogation, and increasingly cyber requirements tied to the data you touch.
